Above is a quick "concept" sketch for the new renovation.  The existing exterior walls will be saved and most of the existing floor framing will be saved.  A new roofline will transform the massing of the existing cottage.  The new Gable roofline will slope from a new 3rd fl. attic space to the existing front porch wall and existing rear porch wall.  A third to 1st story roof line is one of the identifying features of a Shingle Style Design.  Two new Gable dormers will be added over the existing front and rear porch areas creating a larger 2nd floor plan and ocean front balcony.
