The photo above shows the existing cottage that was demolished.  There are many existing cottages on Cape Cod that were built by the ocean.  Since they were constructed, many Town by-laws have changed.  Many cottages are classified as "pre-existing non-conforming" because, as they sit today, they do not comply with current zoning bylaws.  A Civil Engineer is an important part of the design process.  They survey the site and represent a project before Town Boards.
